Marsh Harbour is the  fifth community in Carteret county to be offered by L. Ardan development , Inc.  The developers, “Fred” and Les Fredeen, are a local father & son team with over 28 years of combined experience in developing residential real estate.  Their other communities include Magens Bay in Cedar Point, Ardan Oaks (next to Star Hill Golf), Buena Vista, and Cedar Key, the later two on Highway 24.  “Magens Bay is one of our crowning achievements” son, Les, says, “It really put us on the map as developers in the local area.  We are very proud of the way that community turned out and I personally think Marsh Harbour has the same potential to be special. Unique undulating terrain and great views of the White Oak river provide for a unique setting ‘or feel’ to the land, something not common in this area, at least this close to the water.  We were fortunate to acquire the land before it was cut into very small lots.  We really try our best to preserve the natural feel of the land by leaving the mature growth and leaving the natural terrain as unchanged as possible.  Our smallest lot is one third of an acre with our average lot size being over half an acre.”

The developers of Marsh Harbour plan three different phases offering a total of 130 home sites and are in the phase for 43 town homes.  “We are certainly aware of price point and the current market influences” says Fred Fredeen, “We offer larger homesites at lower prices than most other recently developed neighborhoods.” The developers plan at least two pool sites and a day dock along Boathouse Creek.

The Fredeens say they feel fortunate to live and work in this wonderful setting of  North Carolina’s Crystal Coast.  “We believe we have our community’s  best interest in mind whenever we start a new development,” Fred Fredeen says, “Our goal is to provide a quality product that enhances our growing community.”  The developers feel a strong sense of responsibility to give back to the community  that has been their home and business for so many years.  They do so as donors to a variety of charities such as The Cedar Point Scholarship, The Fisher House, the Boys and GirlsClub and the Duke Children’s Hospital.
